Project Overview

Picking Up Where the Last Contractor Left Off

Jill and Tony were left with an unfinished second-story deck in Tarpon Springs after their original contractor disappeared mid-project. The 10′ x 15′ build had been stalled for over a month, leaving their upstairs sliding glass door opening onto an incomplete structure with no staircase and no safe access to the exterior.

They found us while we were wrapping up another deck and staircase build nearby. After walking the structure together, it was clear this was far more than a simple completion job. The staircase design was complex, several framing components needed correction, and portions of the existing work had to be rebuilt entirely before we could safely move forward.

1. Demo and Structural Corrections

We started by removing the partially built 3′ x 3′ landing, which had been improperly constructed and wasn’t safe to build on. We also corrected several framing issues on the main deck that the previous contractor had left behind, giving us a solid, code-compliant foundation to work from.

2. Second-Story Staircase Design & Build

Second-story stair systems require detailed structural planning, precise geometry, and strict adherence to code for railing height, baluster spacing, rise/run consistency, and load capacity. We designed and built a custom staircase tailored to the home’s layout, ensuring safe, comfortable access from the deck down to ground level.

3. Landing Rebuild & Deck Completion

We rebuilt the landing from the ground up using proper framing techniques and finished out the remaining deck work the original contractor had left undone. Every connection, fastener, and board was inspected and installed to meet code and hold up to Florida’s climate.
